The building should be finished by January and will be available for sale or Samet and Alamance County Chamber of Commercde officials saidthis week. Samet did not release an anticipated construction cost, but the estimates typicalp manufacturing facilities in the region cost abouf $56 per square foot to build. At that a finished facility of the size Samet plans might costabout $5.8 million. Site plans indicat the building could be expandedx later byanother 89,200 square feet, bringing the entire projec to nearly 200,000 square feet. The new buildingf will be the fifthy speculative construction project Samet has undertaken atthe N.C.
Industrial Speculative commercial construction in general has become rarer due to the recessioh and lack ofavailable financing, and the manufacturinfg sector in the Triad has been contractin for a decade. But Sameyt sees a market for the kind of projecytit plans.
